Association Management Support and Services (AMSS) was established in July 2011 and specializes in providing “management YOUR way”. AMSS values their customers and tailors our services to meet your needs and desires. AMSS offers a full range of management services that customers can utilize by selection or in full. More details on these specialized services are below.

  • Financial Accounting Services, budget planning, future planning, and reserve account management.

  • Reporting available on cash and/or accrual basis; budget to actual reports; balance sheets; profit and loss; aging reports; check register reports.

  • Invoicing/billing and collection of assessments, vendor payments, payroll coordination, management of financial records, and collections.

  • ​Manages state and federal tax and reporting documents.
  • Insurance Reviews

  • Bids, hires, and manages licensed and insured vendors including, but not limited to:

    • Landscaping and Tree Removal

    • Plumbing, Storm Drains, and Sprinkler Systems

    • Waste Management

    • Electrical and Lighting

    • Construction and Maintenance of Common Areas

    • Pool, Sport Court, and Wellness Area Maintenance

    • Pest Control

    • Road Maintenance and Replacement

  • Schedule and manage up to three board meetings per year.

  • Take and maintain minutes (by Secretary or Management).

  • Provides management updates at meetings.

  • Provides notice of board and annual member meetings.

  • Preparation of notices, agenda, proxies, ballots, and Intent to Run.

  • Coordination of Attorney Services, including: Member Foreclosure Actions; Delinquent Dues; Enforcement of Florida Statutes; and Collections/ Liens/ Judgements/ Small Claims.

  • Rental Property Management Services.

  • Real Estate Broker through G Two Properties.

CUSTOMER SERVICE
  • Return phone calls and e-mails within a goal of 24 hours.

  • Respond timely to inquiries and maintenance needs.

  • Introduction letters and welcome packages to homeowners or tenants.

  • Conduct compliance inspections and enforce compliance.

  • Available onsite to assist homeowners or tenants.

  • Provides 24-hour customer service for emergency, after hours events.

  • Maintains updated records with Clerk's records.

  • Manages preparation of newsletters.

PROPERTY MANAGEMENT
  • Coordinate maintenance to protect the property's assets.

  • Continually inspects the property and notify owners of problems with their property.

  • Prepares scope of services for RFP’s, coordinates bidding processes, and rebids services periodically.

  • Pro-active with recommendations and reviews.

  • Works with local authorities as needed to resolve issues,  including the police department, sheriff department, code enforcement, animal control, etc.
